Part L2A - New Build Commercial

Our assessors are qualified and accredited to issue the Building Regulations Compliance Reports and Energy Performance Certificates (EPCs) for commercial properties at both level 4 and 5.


SBEM is the Government’s approved software for producing energy assessments of non dwellings. The current version of SBEM has been developed by Government as part of the England and Wales national methodology for calculation of the energy performance of buildings. It is used to demonstrate compliance for dwellings with Part L of the Building Regulations (in England and Wales).


Dynamic Simulation Modelling

Most Buildings have their Energy Performance Certificates (EPCs) produced using SBEM

software. SBEM stands for Simplified Building Energy Modelling and hence due to its

simplifications has limitations.


Dynamic Simulation Modelling (DSM) is a much more accurate method of producing an EPC. It is typically used for large complex building with Atria, automatic blind controls, and ventilation with enhanced thermal coupling, which can not be modelled in the SBEM software.


DSM software can be used on any type of building if a more accurate EPC is required and, in some cases, can give significantly better results than that obtained using SBEM.


DSM software can in some cases help to improve the EPCs rating to ensure compliance with the Minimum Energy Efficiency Regulations.


The main differences of DSM over SBEM are as follows:-.

  • Hourly weather data used in model
  • Orientation and PV inclination modelled at 1 o increments
  • Ability to model geometry more accurately
  • The inclusion of internal openings
  • Improved modelling of glazing and solar shading and reflection
  • Inter-zone heat transfer and better modelling of thermal mass
  • Better modelling of thermal mass


All SBEM and DSM calculations are produced on accredited software which demonstrates compliance with Building Regulations.
